Choose the right Realtor to Maximize your Sales Price

Now that you've decided to Sell your house you need a great strategy that will get your house in front of the most amount of qualified buyers in the shortest amount of time, and will net you the best price possible.

Choosing the right Realtor is critical. Interview several Realtors. How much experience do they have marketing and selling properties?  Do their properties sell for more than asking price? Do they have a solid marketing strategy to maximize your property's value? Those are just some of the questions you want to have the answer to.Are they knowledgeable about the local market , do they know the comps in your neighborhood?  They also need to be someone you want to trust with the  sale of your biggest asset and someone you feel comfortable working with.

Unfortunately, there are no 'do-overs'.  Buyer's are going to judge your property before they come up to the front door.  Create a great impression from the Street.   Edge, weed and mow, mulch the beds and plant a few spots of color. Pressure wash the drive and house and make sure the front entry is welcoming.   You can count on getting a 100% return on the money you put into curb appeal.

Make the inside of your house shine.

Buyers are going to be critical.  Inconsequential things like a paint color choice that doesn't appeal to them, flooring that is worn or dated, appliances that are older.  These are all items that a buyer is going to use to justify offering you a lower price.  Deferred repairs that are discovered during the Buyer's inspection is another opportunity Buyers will take to negotiate repairs and / or credits or price reductions.  Taking care of these things BEFORE you go on market will net you the highest net price.  

When we visit you in your home, we walk through the property with you and prepare of list of items that should be taken care of before putting it on the market.  It might be as simple as paint and de-cluttering, or it might involve more extensive repairs.

The next step is to analyze whether or not those repairs make sense.  To do that, we prepare an 'as-is' value, an estimate of the cost of repairs, and the as-repaired market value.  If we can double the investment of repairs on the sales price, we generally recommend repairing.....with no out of pocket expense to you!
